Santa Barbara sees increase in CASH sales in April.

Recently, southern Santa Barbara county has seen a drastic increase in the number of cash transactions taking place. With most lenders having tightened up their policies, all-cash offers give Sellers the peace of mind that the transaction will close without hassle. Even offers well over asking price are being turned down in favor of those without any financial contingencies.

In April, Santa Barbara witnessed a sharp increase in cash transactions. Fully 29% of all closed deals in southern Santa Barbara county last month were cash transactions. This number has increased from the 17% we saw in March.

Cash is not only king for lower-priced homes. Twenty homes were sold last month in Montecito and of those 20 homes 12 of them closed as cash offers (that’s 60%!). The cash sales in Montecito went almost as high as $7 million. Overall in the Santa Barbara area, 26 of the 48 cash sales were sold for over $1 million.
