In the past month, there were 25 homes sold in the Goleta area. Their prices ranged from $315,000 to $2,350,000 with an average of about $830,000. The average listing was on the market for about 47 days before being sold. The sales-to-list price ratios of these homes ranged from 0.88 to 1.12 with an average of 0.98. Eleven of the homes sold were condos, one was a planned-unit development (PUD) and the other 13 were single family homes. It is interesting to note that there was only one short sale and no foreclosures represented here.
If we take a look at the home that sold for the price closest to the average price, we would find 409 Via El Cuadro, which sold after 13 days on the market for $799,000. This 4 bedroom, 2 bathroom house sits on a tree-lined street in Goleta, near to shopping, some restaurants, a pleasant stroll on the multi-use path, and with convenient freeway access.
