San Roque is a very popular neighborhood in Santa Barbara. Known for quieter streets, excellent schools (Hope & Peabody to name a few…) and charming homes. The neighborhood sits to the north of State Street and runs from about Hwy 154 in the West to just past Alamar Street in the East. These homes are close to much of the shopping and restaurants along Upper State Street and in a central location for trips to either Goleta or Montecito. The neighborhood was predominantly built during the 1920’s, and smaller Craftsman, Tudor and Spanish Colonial style homes abound. While some remain in original condition, most have had some sort of updates through the years, and some have been completely remodeled and even expanded.
In the past month, two homes have sold in San Roque. Their sales prices were both right around the 1.1 Million dollar mark. One was on the market for 14 days, while the other sat for 119 days.
The home at 420 Paseo Del Descanso sold for $1,185,000 after 14 days on the market. The 3 Bedroom, 2 Bath home had been recently refurbished, taken down to the studs for remodeling and updates to the systems. Being in the Peabody School district make for an excellent turn-key, family home.
Since February 8th, seventeen new listings have come on the market in San Roque. Their prices range from $499,000 for a 2BR/2BA condo to just over $2 Million for a new construction 3BR/3BA home of almost 3,000 square feet. The average list price for these homes is just over $1.1 Million, and the list is comprised of five condos, 2 PUDs and ten single-family homes. As of this writing, nine are still Active, while eight have already entered escrow.
