For buyers looking at houses for sale in Santa Barbara, here is the Downtown Santa Barbara real estate market update for December 7th, 2012 through March 1st, 2013.

Closed Listings:

Since December 7th of last year, twenty-six houses for sale in Santa Barbara have been sold. Their sold prices ranged from a low of $188,500 all the way up to$1,020,000 and represented a very healthy average of 99% of their original list prices. The 26 sold homes were on the market for an average of 40 days, with the longest being 164 days and the shortest being 2 days. Out of these were ten condos and thirteen single family homes; five were short sales, three were REOs, and fifteen were regular sales.

New Listings:

Since December 7th, twenty-three Downtown Santa Barbara homes for sale have come on the market. Their prices range from about $300,000 to $2,350,000, averaging about $820,000. It is important to note that the $2.3m home is a fully furnished condo in walking distance of State Street. The next house before went for $1,750,000. These new listing homes consisted of seven condos and sixteen houses.

Closed homes: Since the first of the year, there has been one Downtown area home sold in Santa Barbara. Sold for $524,000, the two-story four-bedroom, two-bath Victorian home sold as an REO after 11 days on the market, above asking price.

Active listings: There have been 31 homes in Santa Barbara listed for sale in the Downtown area. They range in price from $300,000 to $1,490,000. The list includes many of the different types of homes available in Santa Barbara, from condos to townhomes to houses.
