Santa Barbara’s San Roque Neighborhood is consistently viewed as one of the most popular and desirable areas for Santa Barbara homebuyers. Quality-built homes, family-friendly streets, and convenient access to excellent shopping and dining make it an ideal location for many. Residents enjoy close proximity to downtown Santa Barbara (approximately 5 minutes) but without much of the noise, traffic, and parking common to cities.

Further, few residential neighborhoods of Santa Barbara can boast the rich historical background of the San Roque. Now a built-up, economically stabilized suburb, it is admired for its sweeping curved streets, its luxuriant landscaping, and its harmonious blend of many architectural themes (Spanish Colonial, English Tudor, French Normandy, California Redwood, Italianate and American Colonial), mostly built since 1925. San Roque is also built around two great schools, Hope and Peabody (charter school) which draws many young families to the area.  While many neighborhoods are “stepping stones” for Santa Barbara buyers to buy a starter home and then “buy-up” into another neighborhood, we do not see that frequently in San Roque. More typically, a small San Roque home is purchased, and after falling in love with the area, if a family’s needs grow, they simply pursue a nice remodel or expansion of their current home.  Over the past few decades, this has further added to the diverse array of beautiful architectural offers in this neighborhood.
