For buyers looking at houses for sale in Santa Barbara, here is the Downtown Santa Barbara real estate market update for December 7th, 2012 through March 1st, 2013.

Closed Listings:

Since December 7th of last year, twenty-six houses for sale in Santa Barbara have been sold. Their sold prices ranged from a low of $188,500 all the way up to$1,020,000 and represented a very healthy average of 99% of their original list prices. The 26 sold homes were on the market for an average of 40 days, with the longest being 164 days and the shortest being 2 days. Out of these were ten condos and thirteen single family homes; five were short sales, three were REOs, and fifteen were regular sales.

In the past month, four homes for sale in Santa Barbara have closed escrow in Hope Ranch. Their prices ranged from about $1,200,000 to $5,400,000 with an average of around $2,700,000. They averaged about 200 days on the market, though one listing in particular raised that figure, being on the market for 606 days. On average, they sold for about 80% of their asking price, again skewed by one listing. All four listings were single-family homes; two were short sales and two were regular sales.

In the past month, 45 houses for sale in Santa Barbara have sold in Goleta. Their prices ranged from $158,300 to $1,630,000 with an average of just over $700,000. These listings were on the market for an average of about 43 days and together averaged a 1:1 sales to list price ratio–though it ranged from 0.67 to 1.19. Of the listings sold, 29 were single-family homes, with ten condos and six PUDs. There were eight short sales, two foreclosures and 35 regular sales.
