The Santa Barbara Mesa draws home buyers for multiple reasons, including ocean access, Shoreline Park, and the best weather patterns in all of Santa Barbara. The Mesa is split between relatively flat and hillside parcels, with many hillside homes on a gradual grade that provides stunning ocean views. Bank of America Working to Streamline Short Sale Process

Bank of America, one of the nation’s largest sellers of distressed properties, has taken steps to streamline their process of handling Short Sales. They claim that their new changes should help them respond to sellers’ offers in 20 days or less, rather than the 45 or more they have been taking lately. This is timely news for many buyers who feel stuck in the short sale process or captive to approvals that can take months to obtain.

The changes have been made to their Short Sale-handling software, but these are changes all prospective buyers of short sale properties in Santa Barbara should be aware of in the current climate. Along with any offer submitted for a Bank of America Short Sale property, the seller will also need to submit the following five forms:

  • Purchase Contract including Buyer’s Acknowledgment and Disclosure
  • IRS Form 4506-T
  • Bank of America Short Sale Addendum, which includes the Agent Certification form
  • Bank of America Third-Party Authorization Form
  • HUD-1

The first four forms can be found at Bank of America’s Short Sale Resource Center. Although there may be different versions of several of these forms, the bank’s new streamlined procedures require that buyers use their approved variant from the website. The last form can be found on the Department of Housing and Urban Development’s website. The changes outlined here were made effective on April 14th.

Santa Barbara Homes | Sales Trends for Jan – Mar 2012

I wanted to share with your some information about recent sales trends thus far in 2012. So far this year, we have seen more single-family homes and estates sold than for the same three month period in the past seven years. While some may say that is due to falling home prices, the data shows that both average and median home prices are actually up about 1% over last year. Regardless, buyers continue to place offers: the number of properties entering escrow is up 52%! As a result, the number of homes that have closed escrow are up 35% over the same period last year.

And the same holds true for condominiums. There have been more condos sold the first three months of this year than in those same months of the past five years. The number of condos that have entered escrow is up an incredible 130% over these three months last year! Condos closing escrow are up 38% over those same months of last year.

Closed listings: Since January 13th, there have been six Santa Barbara homes sold on Eucalyptus Hill. They ranged in price from $955,000 to $1,950,000. Among the standouts of the sold properties is the home at 2222 Sycamore Canyon Rd, which sold for $1,850,000. The two bedroom, two and a half bathroom home was built in 1959, but was recently updated with high end, natural finishes. The large open floor plan also includes lots of large windows, letting in plenty of natural light.

Active listings: Five homes have been listed for sale on Eucalyptus Hill since January 13th. One of those listings has a sale pending. They are priced between $890,000 and $1,995,000. What strikes me most looking the the listings available on Eucalyptus Hill are the incredible views that many of these homes offer. A great deal of home buyers in Santa Barbara are looking for the ultimate view property, but overlook this area as a potential. Additionally, home prices on Eucalyptus Hill seem to trend lower than other areas commonly sought for their views. Compare the range of prices for these listings with those I wrote about on the Riviera a few days ago.

Closed listings: Since December 8th, there have been two homes in Santa Barbara sold in the Mission Canyon area. They were both sold within the past month, and sit less than quarter-mile away from one another, in the Cheltenham Rd region. One is a three bedroom, two bathroom home on just less than a quarter of an acre that sold for $854,000 and the other is a four bedroom, three bathroom home on over one and three-quarters acres, which sold for $1,150,000.

Active listings: In the past four months, nine homes in Santa Barbara have been listed for sale in the Mission Canyon area. Of those, four have sales pending. The homes listed were priced from $699,000 to $1,650,000. The homes in Mission Canyon are known for being set in amongst mature trees and benefiting from their beauty and privacy. The home at 2795 Ben Lomond Dr is no exception. Listed for $845,000 and perched on a double lot, this home includes a lap pool and small orchard, as well as expansive mountain, as well as some ocean and island views from multiple outdoor decks.

Mission Canyon is a tranquil and beautiful piece of Santa Barbara and is known for being the home of The Santa Barbara Botanic Garden and its nearness to Mission Santa Barbara. Highway 192 runs through Mission Canyon and is the secondary option for those wishing to avoid the freeway between Goleta and Carpinteria. Most homes in the area fall into two categories. Closed listings: There has been one home sold in the past month in the Riviera area. The four bedroom, three and a half bathroom Santa Barbara estate at 140 Conejo Road sold for $1,950,000.

Active listings: Five new homes have been listed on the Santa Barbara Riviera since March 14th. A testament to the desirability of the area, two of those listings already have sales pending. The five new listings were priced between $1,295,000 and $2,750,000. One of top reasons that buyers are interested in the Riviera are the stunning ocean and city views. The listing at 1733 Paterna Road certainly has those views. Listed for $2,750,000, this home has a total of six bedrooms and five and half bathrooms, including a large guest house, offering a total of almost 5,000 square feet.

Active listings: From December 1st, 2011 until February 29th, 2012, there have been 21 homes for sale in Santa Barbara listed in the MLS. The Upper Eastside is a diverse neighborhood, and the home prices reflect this, ranging from $377,900 for a two bedroom, two bathroom condo to $6,750,000 for a recently restored four bedroom, five bathroom historical home. There are four historically significant homes for sale in Santa Barbara in today’s update. The first is a 1910 home that has recently undergone an extensive five year restoration.
